you need a pipeline build the list and build a relationship with the prospect

simultaneously and equally okay all right so it's very important pay

attention to this okay well today I also want to do a quick how to find buyers

gonna give you a few tips on how to find buyers for wholesale in real estate but

basically when I say prospects if you've been following my training prospect is

more or less biased for you okay if you're trying to follow my lead all the

way prospects are biased now some prospects could be most varicella but if

you understand the smart hole selling model that's something that you should

not be spending money on that something should be attractive okay using

attraction marketing however if you really want

get to the money faster you are better off building a biased list and buyers

list already exists on an Internet okay on internet in the in this niche this

already is already a ton of buyers in the marketplace and all you have to do

is learn how to attract and convert them okay

conversion getting them converted to buyers it's not that much of work

because they already convinced that they need to be buying

okay so prospects are actually the existing 99% of real estate all sellers

in the game right now many of them 99 percent of them I'm not I'm not making

are not making money okay they're not creating results and actually what

they're doing is they're waiting for a leader to get them to the money and it's

easier and faster and a lot more for sure to get to the money when you start

buying real estate okay as a as an investor okay

but of course a lot of them are stuck on looking for the $20,000 deals the

$20,000 deals of course exist however it's in most cases attracted to people

that are in the game okay you can't win if you're not in the game and waiting

for something to happen for you get in the game it's a show guaranteed way

surefire guaranteed way to to to not to not create any result so you gotta get

going where I can get going one thing that this game has over supply off right

now it's deals you know it's just we don't call them deals because there are

no buyers so in my humble opinion real estate wholesalers need to be buying

they didn't need to start by buying cash flow rental properties that pays for

itself and build equity for you by itself without you having to answer to

broke into others because I'm not asking you to become a landlord I am

recommending that you become an investor okay that means if you don't have credit

get to the credit and fix it and become an investor in the midst of doing all of

that whole selling deals will show up you

tract a lot more also than deal because you're present in the game you are in

the game and only people in the game gets to win okay so that's how I'll find

buyers okay I convert real estate wholesalers to buyers

okay now the traditional way basically means you you have to go to real club

meetings and talk to existing cash buyers I'll tell you the problem with

that okay in a second another way is getting on Craigslist and or looking for

people with LLC that I've purchased homes with LLC's all this different

quote-unquote hacks that the gurus are teaching that basically don't work work

99% of the time they're not gonna work okay they're not gonna work for an

average person they could work every now and then but for an average person they

don't work the one thing that works consistently in this game is marketing

okay if you get very good at marketing it works okay if you get very good at

marketing it works all the time a hundred percent of the time what doesn't

work a hundred percent of the time it's all the different hacks that you have

there okay drive for dollars you know go to the VA meeting look for LLC's and

then skiptrace the LLC names and all the things don't

work all the time what works all the time a hundred percent of the time is

marketing all right so let's go through this code and let's let's give it a

proper justice okay the old-school wholesaler model focuses on one prospect

at a time okay so basically I just told you the old-school way of finding buyers

you go to that meeting you found those three or four or five buyers that claim

they claim the keyword claiming they buy yet they probably have bought something

that passed they probably bought something last three months that don't

mean that they're gonna buy from you okay in most cases cash buyers at the

rear meeting or some gurus list have a thousand different reasons why they

don't want to buy it could go from anywhere from the comps

are bad - I'm not buying right now - I got a project going on right now

they have like a thousand different excuses like that and the reason it's

not I said because they have an excuse it's because they're living their own

life the reason why that's not gonna work for you is because you'll put it

again you're puttin one two or a few prospect prospective buyers you're

putting them on the pedals - and they are going to disappoint you on an

average okay so the only way to get around what I just said is to build a

pipeline build a list of prospects doesn't matter if he's what kind of

business you're in in this case is real estate wholesaling business the best

processor you can build a list of that can in an evergreen manner decide to buy

from you is buyers okay because they can buy now you can buy later you can build

a list of motivated sellers I guess I guess okay you can do that but you have

to understand that motivated sellers become what video sellers because of a

one-time unfortunate events usually in their lives

it could be divorce a death in the family could be pre foreclosure right a

vacant property bad tenancy you know all these tenants that are not paying or

they're typically motivated sellers right and deal from motivator come from

unfortunate situations okay comes from one-time event or fortunate situations

so if somebody gets on your list right now because their imprint foreclosure

they subscribe to your list one year from now their ad all of a sudden are

not your prospect anymore okay and that doesn't mean you can't do it business

around that I'm just saying there's a better leverage on the buyer side of

things because a buyer is a buyer okay and you can buy at any time because

that's a positive thing that can happen at any point in time in anyone's life on

face you should anyone should keep buying real estate everyone understands

that right but no you can't say the same thing about the motivator side or sorry

but with a seller side of the deals like seller side of the deal

they are selling as a movie at such a high motivated level very cheaply

because it's a one-time unfortunate events that happen in their lives okay

so because of that doesn't have that leverage point that buyer side of the

deal has okay so I always recommend it's either you do both or you do one side

and that one side is usually the buyer side that's my recommendation most

people do one side on the seller side they collect a list from RealtyTrac

from foreclosures calm from list source calm all those different to collect a

list of people in this negative situation and they have those lists and

they basically that's what they do they build a list of and then they mill them

and they are not focused on building a base list they are hoping that the

Google base list is gonna be enough they actually hoping that the Guru will be

good enough to buy their deals usually you're setting these people these few

people up on a pedestal in other words you're gonna be begging you're gonna be

at their mercy and in most cases they're gonna say no and then you're not making

money you're not creating results because you're not building a pipeline a

pipeline you're not feeling it daily with your prospect you're not building a

list when you build a list allows you to build relationships with that list okay

and with that list and with those prospects simultaneously and equally you

wanted to treat everybody either there are savvy investor they've bought their

1000 hours or they're buying their first very first hours you wanna treat

everybody equally and you wanna have a system in place to basically filter the

right buyer for every deal you have and the best way to do that is to have

options is to have choices and the best way to have options and to have choices

is to build a power a powerful pipeline okay in its build a powerful pipeline a

list a media platform a database of people that will buy anybody that has

built any type of business successfully will let you know that you need to build

a list and of course the other two types of

people that will discourage you from that are basically people that have

other motives or people that you know that basically did not experienced okay

they are not experienced so one of the key things that I did I started my

business in 2005 and in 2006 I quickly realized that the existing cash buyers

are usually full of it and they're not ready to buy and and and I couldn't take

it personally I just had to create a solution around that and the way I

created at the time is I created a platform called inbuilt agree and it was

a membership and it was my way of building a list a perpetual building of

list and one of the biggest mistakes I made in 2017 was took my focus off of

building that list because that list was so healthy in 2007 that I had people

buying any deals that I had at any point in time but when the recession started

to hit it was the it was it turned out to be the worst thing I ever did which

is to stop building my list of buyers okay okay this to stop you know like I'm

telling you you could start building a list of motivated sellers right now if

you have a list of vayas you will always eat because the the rest of the market

will be at your mercy okay it's a flip okay everyone needs

bias okay and you can be the person bringing back to the table for the deals

for all this other people you can be the media you're building a media company

not necessarily a real estate real estate happens to be the product but

you're building the media company you're in the business of people okay and you

need choices you have options so the main point of this particular part of

the series is that don't focus on one prospect at a time build a pipeline okay

in traditional network marketing I will start to figure out a way to be helping

100 prospects in one minute as opposed to spending the best 100 minutes trying

to help more prospects okay pay attention to that the good 100 in one

minute versus 101 in 100 minutes okay most people sit down at the stop

try to call this buyer because they're trying to hope that this person would do

the deal they're hoping that this person will pull the trigger and the problem

with everything I just said is that you have hope in that equation you have hope

as a strategy hope as a strategy is the worst strategy in the business in the

issue of business we can have our best entrepreneurs there's nothing wrong with

that having a little hope and using a little hope okay because we need faith I

feel I believe we need more faith okay but as a marketing strategy hope is very

very bad you need to build a pipeline and you need to be you need to build a

massive list of prospect and build relationship with those Frost that's

somewhat Simula and equally and that's basically what I teach here on how to

build your list so you don't set anyone on a pedestal so you treat everyone with

respect and equal equality and then you can extract your buyer that fits the

deal at any point in time you can feed your family anytime you need to either

in recession or not because you're in the business of people okay

so that's something that you really need to pay attention to you want more

help make technology work for you. I'm excited to have you here with me today,

because I'll be reviewing a smart home favorite of mine: the Wemo Mini. Let's get

started. So, the Belkin Wemo Mini is a neat little Wi-Fi smart plug. It's a

slimmer version of the original Wemo that doesn't get in the way of other

outlets. We've had one for almost a year now and my wife recently gifted me a few

more. What does the Wemo Mini do? It controls the flow of power to an

attached electrical device. It's much like a light switch controlled outlet,

where the power is either switched on or off. Since the Wemo Mini uses Wi-Fi to

communicate, you don't need any additional equipment to use it. This

allows you to get started in the smart home world without a large initial

investment. You can control the Wemo Mini from a smartphone app or a voice

assistant like Alexa or Google Assistant. For Siri and HomeKit integration, the

Wemo bridge is required and is sold separately. Alexa and Google Assistant work out of

the box; it's just Siri and HomeKit integration that need the Wemo bridge. We

use our Amazon Echo to turn on our box fan. It's saved me from getting out of bed

many a time. Remember these outlet timers? Wemo Mini can run on schedules set in the

mobile app. It's pretty easy to setup. You can also remotely turn your devices on

and off when you're away from home. After a year of use I found the Wemo Mini to

be quite reliable. Here my takeaways: I love the slim profile of the Wemo Mini

that only covers up one outlet. Older Wemo units as well as a number of other

smart plugs are bulkier and cover up both outlets. Being able to control this

smart plug with Alexa is awesome and it's the primary way my family interacts

with it. We have been very satisfied with the reliability of the Wemo Mini with no

issues after a year. The shortcomings I found with this product are that Siri and

HomeKit require an additional bridge to interact with the Wemo mini. Also, it

lacks the energy use statistics. Aside from that, the Belkin Wemo Mini is an

overall solid choice in smart plugs. If you're interested in getting the Wemo

Hugh Grant On Smart Romantic Comedies And Standing Up To The Tabloids

Hugh Grant is a British fish out of water — again.

In The Rewrite he plays Keith Michaels, a screenwriter who won an Oscar 15 years ago, but hasn't done much since.

Divorced and nearly broke, he reluctantly takes a one-semester teaching job at Binghamton University in upstate New York.

The Rewrite is Grant's fourth collaboration with Mark Lawrence, the writer and director of Two Weeks Notice, Music and Lyrics and Did You Hear About the Morgans? Grant says the films are romantic comedies "with a brain.

" They are charming and uplifting films in part, he says, because Lawrence "really genuinely loves people.

" (Grant admits he doesn't love people quite as much as Lawrence does, or at least, "not as much as I should, I think.

Grant talks with NPR's Scott Simon about the new film, which also stars J.K.

Simmons, Marisa Tomei, Chris Elliott and Allison Janney.

Interview Highlights.

On Keith Michael's bad attitude in the film.

His attitude is horrendous! He drinks too much, he's rude to the other members of the faculty, he has an affair with one of his young students.

But he gradually comes to find that he actually likes teaching.

And likes the university, likes Binghamton.

And, especially, he's drawn to this mature student played by Marisa Tomei, who is a single mum kind of working her way through university.

On what Keith learns over the course of the film.

He comes to realize that he actually can teach.

He can make them better at something they're very enthusiastic about.

He also comes to realize that there are other metrics by which to judge the quality of your life, rather than money and where you are on the Hollywood ladder.

"I did take some rather strange acting classes.

We would do movement exercises where we had to run backwards beating sticks together while shouting 'HAAAAAAA.'" Hugh Grant.

On the acting courses he took early in his career.

After I found that I had become an actor, slightly to my surprise, I did have some insecurity, and I did take some rather strange acting classes at a place called The Actor's Studio in London.

I don't think they did me any good at all.

We would do movement exercises where we had to run backwards beating sticks together while shouting "HAAAAAAA.".

On being among the founders of Hacked Off, a group of citizens opposed to tabloids' use of illegal hacking tactics.

[It's] not just hacking of phones.

There are other forms of.

tabloid abuse on sort of innocent civilians, used and exploited by a certain group of British tabloid papers for profit.

And up 'till now, no one's really dealt with that problem because everyone's extremely terrified of those newspapers.

Because their vengeance is quick and brutal.

So for the first time, we now have a civic society group who are taking on that problem.

And we managed to get a year-long public inquiry by a judge in Britain.

And then we got the recommendation from that judge put into law.

More With Hugh Grant.

On the difficulty of drafting a law that both protects privacy but also represents the public's right to know.

That's exactly the trick — those are two fundamental but clashing human rights.

So, I think what was very clever at the end of this year-long inquiry, this judge came up with a system that did do both those things.

On whether his efforts have made him a bigger target.

Very much so.

I was taken aside by a friendly newspaper man the other day and he said.

"You know, I don't think you realize how much they hate you now.

Just be careful because, you don't know what they might do.

You might find drugs planted in your bag, or something like that." Because criminality was not a tool beyond their code of practice for a long time.

I remember having my flat broken into in 1995, for instance, on the orders of one of the British papers.

On the interviews he sometimes gives, in which it sounds like he wants to get out of acting.

I've got to stop giving those interviews.

I genuinely haven't done much [acting] in the last few years.

on the whole, my focus has been elsewhere.
